Rest easy with your home in Tri-City’s hands!  We specialize in residential property management and do not list or sell property through a brokerage.  We have managed property in the Fort Hood area for over thirty years, making us one of the first companies in the area dedicated exclusively to residential property management.  Properties under our management are always shown to prospective tenants by a licensed agent.  We never hand out keys to prospective tenants as this ensures that homes are kept secure and gives us the opportunity to more thoroughly evaluate prospective tenants.  We also run credit checks on all applicants prior to leasing any of our properties to ensure that quality tenants are placed into your home.   An additional benefit to showing homes personally is the opportunity to show homes to prospective tenants prior to homes becoming vacant, thereby minimizing potential downtime as much as possible.    

We advertise all properties

We advertise all properties on our website at www.tricitypm.com.  This site is updated multiple times a day, is linked directly from the Ft. Hood Housing website, and has proven to be an excellent means of marketing our homes to potential tenants.  We also place your home on www.homes.mil (previously www.ahrn.com) as Ft. Hood housing office will direct incoming soldiers to this site to find off post housing.  Signs are also placed in the front yards of homes available within 45 days.

We check all requests for maintenance

We check all requests for maintenance and reported malfunctions prior to contacting an appropriate service agency.  Minor repairs such as leaky faucets, running commodes, broken locks etc., are repaired with our in-house repairman.  Repairs necessary as a result of normal wear and tear are an owner’s responsibility, while those due to neglect, misuse, accident or damage will be charged directly to the tenant.  We believe that our in-house maintenance service is a great value to our owners.  For larger repairs, we have several knowledgeable, trusted vendors who work well with Tri-City, are courteous to the tenants and understand our high standards.

Rents are collected by the 3rd

Rents are collected by the 3rd of each month.  Owner distribution is electronically transferred to their bank account on or before the 6th of each month and the deposit is processed within two business days after we initiate the transfer.  We email all maintenance invoices for owner viewing and upload monthly statements into an owner portal that can be found on our website.
