Meet our Tri-City Family!!

The Tri-City Property Management story began in 1981 when the founders, Ed and Sandy Ferril, determined that the large real estate companies in the area paid little or no attention to property management. Often these companies relegated property management to a small understaffed room in the back somewhere. The Ferrils’ believed that there would be a market for someone who wanted to just manage property. Living in Killeen at the time, they decided that they would serve the Fort Hood area with primary emphasis on Killeen, Copperas Cove, and Harker Heights. This gave way to the name Tri-City.

Their business plan is based on honesty and integrity when dealing with both owners and tenants, resolving problems that would arise promptly and economically. The founders realized that when items break, it is often cheaper to fix it now rather than later so when selecting outside vendors to make repairs, they would be based on professionalism and value. And, our vendors are held to very high standards. The Ferrils’ firmly believe in the credo “provide the best service you know how, at a reasonable rate and you will be in business for a long time.”

For over 30 years now, Tri-City Property Management has grown in size and stature by always striving to follow the original business plan and live up to the credo. Today, it is recognized by many, as one of the premier property management companies in the Fort Hood area.

Ed and Sandy Ferril


Ed and Sandy started Tri-City Property Management in 1981.  They put their heart and souls into their business and have strived to make Tri-City the best property management company available.  They have built the foundation in which the rest of the staff grows every day.  From day one, Ed and Sandy wanted to do things a little different.  They turned their focus to only property management and not sales, built strong, trusting relationships with their customers and treated their staff as their own family.  They are now enjoying a life of retirement (i.e. shopping and fishing) with their very privileged dog, Colt.

Natalie Austin:

General Manager/Associate Broker

Natalie came to the Fort Hood area with her family on military orders in 2007.  Just as dependents of many military families often do, she sought employment in the local community.  Fortunately for Tri-City, she applied for an open position as a receptionist/bookkeeper with our company.  She was an excellent fit for Tri-City with her experience and knowledge of many fields within the workplace and military communities.  She had three years of experience with MWR in Germany, spent three years at Fort Carson managing four AAFES facilities simultaneously and worked three years in property management during her time in Hawaii.  She quickly mastered the Tri-City accounting system and soon sought additional responsibilities within our company. She studied hard in preparation to take the Texas real estate commission licensing exam.  She was awarded her real estate license in 2009 and immediately began showing properties to prospective tenants.  At the same time, she was encouraging owners to list their property with Tri-City for management.  Two years later, in an effort to elevate her career even further, Natalie studied for and passed the test to obtained her Texas real estate broker’s license.  Though Natalie never intended to come to Fort Hood, she has fallen in love with the area and has decided to make it her permanent home.  Natalie really enjoys the interaction with people and is very good at it.  In her off-time, Natalie enjoys sports, the outdoors, camping, fishing and hunting. We’ve all been told the dove around these parts don’t stand a chance!

Amanda Brickley

Office Manager/Bookkeeper

From the very first day in 2005 when Amanda Brickley came to work for Tri-City Property Management, it was apparent that as the bookkeeper/accountant she would be a very important part of the Tri-City team.  She quickly mastered our accounting package that is able to track both owner’s and tenant’s transactions. Her data entry error rate is less than .001%, in other words less than one error in 1,000 transactions. This gives both our owners and tenants confidence in the accuracy of the accounting statements that she produces. Since the beginning she has always delivered accounting statements to our owners on time; something that they appreciate immensely.  Around the office, no one questions Amanda’s memory.  Amanda has an uncanny ability to remember names, addresses, and faces and put them together when needed. Her sense of humor always adds levity to the office and makes it an even more pleasant place to work for us all.

Stephanie Ricks:

Soon to be  Agent

Stephanie moved to Central Texas in 2013, settling in the Salado area. After starting her professional path, in Nursing Home and Rehabilitation centers in the Houston area for several years, and helping to manage her parents hunting and fishing lodge for 8 years, in South Texas, she decided to take on the task of opening up and running her own commercial and residential cleaning company, serving the Killeen and Harker Heights areas.  Tri-City contacted Stephanie as a cleaning vendor originally, though when the time came for Tri-City to hire a new employee, Stephanie was an easy choice as she clearly understands the high expectations and pride taken in our properties.  After 4 years of blood, sweat, and tears, running her reputable cleaning business, Stephanie closed her business and hopped on to see what property management is all about. Stephanie is a wife, and a mother to one fearless Baylor University student. Their family also consists of two fur-babies that are considered to be the second and third children. Stephanie has jumped in feet first with Tri City Property Management, and is eager to learn all she can about property management.  She has started studying for her Texas Real Estate Licensing Exam so soon she will be ready to serve the Fort Hood and surrounding areas as a Texas Real Estate Licensed Agent.  

Ellie Valencia

Leasing Agent

Ellie moved to Copperas Cove Texas in August of 2012 after many years of working for military contractors. Ellie was on a mission and in search of a place to settle down with her family. After some volunteer work in property management she discovered she found an interest in the field. She quickly began seeking employment opportunities to gain knowledge and further her education. Ellie applied for a position with Tri-City and began studying to complete the Texas Real Estate sales person’s licensing exam. Ellie continues to further her education majoring in Business with a minor in Finance. Ellie is a mother of five children and on her free time she enjoys every minute with them.  

JJ Peterson                              Sheena Bailey

Receptionist                             Receptionist

Our receptionists are professional and knowledgeable. They are available to provide assistance to owners as well as tenants with general questions, appointment scheduling, maintenance requests, payments, information, and office follow-up.  As our agents are on the roads with listings and showings, our office staff is here to keep track and relay information at all times.  

Sheena was brought to this area when she was stationed at Fort Hood in 2014 as a Medic.  She served in the Army for 12.5 years before being medically discharged in 2017.  During that time she was stationed at Ft. Riley, KS., Ft. Leonard Wood, MO., Tripler Army Medical Center, HI, and here at Ft. Hood, TX.  She has been on two combat tours in Iraq.  Sheena has an Associate’s degree in Health Science.  She is currently pursuing her Bachelor’s Degree in Healthcare Administration at the University of Phoenix and was just nominated into the National Society of Collegiate Scholars.  She is the mom of two boys.  Sheena enjoys bowling, sports, photography, baking and spending time with her kids.

JJ has lived in the Killeen area for many years and has enjoyed serving in public relations, office management, and owns her own photography business.  She has a Bachelor of Science degree in Administration, over 15 years of Photoshop software skills, and routinely takes professional development and training classes such as Grant Writing, Project Management, Ground School Aviation and is certified in CPR.  JJ has always enjoyed kayaking, skiing, scuba and watching martial arts though now days, she is more likely to be found quietly tending her flower garden with her Doberman.  JJ brings her cheerful attitude and professionalism to us; answering all manner of phone calls and vendor inquires with a resolve towards “hundred percent client satisfaction” for our Tri City owners and tenants.

Roberto Laboy


Roberto joined our team in March of 2016 as our new maintenance person. Prior to his employment with us Roberto serviced North Fort Hood as a contracted laborer where he is truly missed. Roberto began his work as a military contractor in Hawaii and began to travel the states shortly after. We know that Roberto’s experience in cultural diversity and maintenance will strongly benefit Tri-City. Roberto is a licensed boxing coach and on his free time enjoys training kids to compete for the title. With the help of Roberto we will continue to keep costs down for our owners and prioritize work orders.
